Located in Entre Ríos Province at the South of the Argentine Mesopotamia between the Paraná and Uruguay Rivers, in the northern part of the province of Buenos Aires and 340 km. away from Buenos Aires, Estancia San Juan is easily reachable by highway and, through the Zárate-Brazo Largo bridge, by the provincial paved routes 12 and 39.
Located in the very heart of Entre Ríos Province, in a charming plain with low hills and privileged environment, silent and full of beauty, 66 km from Victoria, the seven-hill city and 23 km from Nogóya, las cuencas lecheras más importante, Estancia San Juan is closed to all the main accesses to the Province, as the Paysandu International Bridge (Uruguay), Hernandarias Underwater Tunnel (Paraná-Santa Fe) and the new bridge connecting the city of Victoria with Rosario; to the north access to Uruguay and Brazil.
Estancia San Juan has an excellent level of comfort and its main entrance is on the provincial route 39 at km 26, stretching on both sides of the route, 4 km on one side and 3 km on the other side.

PROPERTY DESCRIPTION
The agricultural and ecological conditions of the property are mainly defined by its geophysical and climatic conditions, with different levels, cutwaters, jungle and slopes that make possible to boast the ideal conditions for agriculture and cattle-raising.
The property extends over 2.650 hectares of rich and fertile soil, highly appropriate for cereals, fodder and oleaginous crops. 1.900 hectares are for agriculture and 750 are for cattle raising and services, with 57 wire-fenced plots and others with electric wire-fences.
There are 12 lakes (cutwaters), one of its source being a main tributary of the Clé river, a tributary of Paraná river, 13 electric pumps and wind mills with wells. Every plot has fresh water supplies.
Hunting and fishing are prohibited in San Juan as the area is an important wildlife reserve, rich in hares, partridge, ducks, doves, otters, turtles, Guinea hens, vizcacha and local deer (guasunchos). Not only, but a lake of the estate is a migrating stop for birds such as pink flamingos.
The average height of the property is 80 meters above sea level, the highest point of Entre Ríos Province.
CLIMATE
The climate is warm, with an average temperature of 19-28° C (66-88° F) in summer and 7-14° C (45-57° F) in winter. The annual rainfall is between 900 and 1000 mm (35-39 inches).

MAIN ENTRANCE: on route 39, wooded by a long line of 30-year-old eucalyptus, a true windbreaker;
SECONDARY ENTRANCE: on route 39, 4 km from the main entrance;
OTHER ENTRANCES: 3 on route 131 across neighboring paths.

A WALK THROUGH THE BUILDINGS
In the very heart of the property they are:
The Main House: an impeccable large colonial-styled house, with a huge park and beautiful galleries surrounded by fruit trees, rheas, carpincho, buffaloes with calves and horses. The house has 4 bedrooms, 4 bathrooms, a studio, a fully equipped kitchen, a dining room, a living room with fireplace and a second dining room with fireplace for 18 guests. From this dining room you may enjoy shining sunsets. All the house is air conditioned, heated up with gas and wood heaters;
The Manager pied-à-terre: 1 room and bathroom;
The Keeper House: 5 rooms, kitchen and bathroom;
A Saddlery: 1 room.
In the north east they are:
A large ancient House: 5 rooms, kitchen, bathroom opposite to a charming gallery;
A modern House: : 4 rooms, bathroom with a little swimming pool.
Other Buildings: sheds served by scales, cattle scales and special scale for trucks; loading ramps, warehouses, a workshop and a veterinary building. 3 silos for cereal storing and one silo for cattle food;
Landing strip: An improved landing strip for light aircraft and helicopters is planned for the end of the year.
The property has an excellent infrastructure (telephones, VHF, computer/internet and electricity three-phase).
A cheese factory is planned.
MACHINERY
A Toyota 4x4 pick-up, 5 tractors, hay cutter and roller, a threader, a rack, a caterpillar, a log remover, a mechanic shovel, a reaper, a grain washer, a bulldozer, a welder and semen keeper.
CULTIVATION
2 or more annual harvests with an excellent yield of soy, sunflower, corn, sorghum, wheat, linen and different kind of fodder
CATTLE
There are about 1.200 heads of polled Hereford (registered at the Hereford Breeders Association) along with breeding, re-breeding and fattening. More than 450 calves are born per year by artificial and natural insemination.
The huge pastures of the property allow an excellent breeding and fattening as well as a semi intensive fattening. Not yet implemented, the facilities allow feed-lot breeding. and many other options.

Directly by the owners (no commission), key in hands, all included (not the funiture of the Main House).
